The Challenge
The tenant space located in a functioning concrete parking deck, with sloped pavement, structural elements, and limited opportunity for utility access.
Meeting building code requirements, particularly HVAC, (exhaust & combustion air) within these constraints required construction a fully independent interior environment inside the existing structure.

Through early feasibility analysis and disciplined coordination, LKS Architects transformed a highly constrained parking structure into two distinct, high-performing hospitality environments.
